Many times as Real Estate Professionals, we come across potential clients who are working with more than one Real Estate Agent or REALTOR®. Because this happens a lot, I felt the need to write a post to tell you why this is not in your best interest.
Things to consider:
When hiring a professional of any industry, you are in fact entering into a business relationship to get a job done. Consider the hiring of a Real Estate Agent/ REALTOR® the same. You have to interview them and decide mutually if you would make a good team for the task of purchasing your Home. Make sure to do your research and choose the best one for the job.
5 Reasons why You should work with only One Real Estate Professional
- Code of Ethics
If you decide to work with a REALTOR®, then they will be abiding by the strict Code of Ethics and Standards of Practice of the National Association of REALTORS®. This code states all REALTORS® have to ask their possible “Client” if they are already working with another Real Estate Professional. So don’t be alarmed if you get asked this question. The Agent is just trying to abide by the Code and treat other industry professionals ethically and with respect.
- Agent Time, Dedication, Commitment and Confidentiality
In Real Estate, you are considered a “Client” once the Buyer Brokerage Agreement has been signed and agreed upon. A Real Estate Agent/REALTOR® will then give you their Time, Dedication, Commitment, and offer Confidentiality since you have hired them to represent you.
Keep in mind that in Real Estate, you are considered a “Customer” if a Buyer Brokerage Agreement has not been signed. This will usually give the impression that you are working with other Real Estate Agents/ REALTORS® and are not serious about your home purchase.
- Access to MLS and other Industry Systems
All Real Estate Agents/ REALTORS® have access to the same geographical Multiple Listing Service (MLS) in the area you are looking to buy a home in. It is important to commit to one Real Estate Agent/ REALTOR® to avoid getting duplicate home listings and multiple emails in your inbox. No one likes to get duplicate emails showing the same information. However, this is exactly what will happen if you have multiple Real Estate Agents/ REALTORS® looking for the same home. Avoid wasting your time by researching and hiring only one person to represent you.
- Your Time, Commitment and Loyalty
If you commit to one Real Estate Agent/ REALTOR®, then they will make sure to respect your valuable time and not waste it by showing you homes that are maybe out of your budget and do not meet your financial and future needs. Commitment and Loyalty to one Real Estate Agent/ REALTOR® can be demonstrated by signing a Buyer Brokerage Agreement that states that you have officially hired them to represent you in the purchase of your home.
- Your Best Interest
As a “Client” for a Real Estate Agent/ REALTOR®, your best interest is always in mind. We will negotiate and demonstrate skill as we work through the entire Home Purchase process, ensuring that your needs are covered and taken care of to the best of your Financial means.
